First, each lakefront home site was evaluated individually, anticipating the lake views from upper floors as well as from walkout basements. We anticipated the easiest route for walking to the lakeshore and private dock. The best angle and slope for the driveway was considered.
The idea was to make a home appear as if it grew naturally out of the ground rather than just sitting on it. Only then did we design the road to connect the community and touch each magnificent home site. We’ve carefully crafted Lakeside Coves to preserve the integrity and natural beauty of the land. About the Developer
Walt Dickson, owner, developer and broker of Lakeside Coves, is a 1967 graduate of the University of Tennessee. In 1972, he formed his own construction company and began building single-family residential homes. He quickly expanded his business to include multi-family housing, commercial construction and management, as well as his own real estate firm.
2015 will be Walt’s 45th year in the construction and development business, and Lakeside Coves is his 57th subdivision development across nine East Tennessee counties. His most recent community, Lakefront Estates, is also located on Watts Bar Lake and has now turned into the vibrant, attractive development he envisioned several years ago. Walt’s former experience working with lakefront property and TVA gives him an advantage over other developers by helping him create the most attractive and successful lakefront communities in the area.

Walt Dickson is an experienced developer in East Tennessee. He has 45 years of experience in residential building and land development. His basic business philosophy is to surround himself with helpmates who are smarter than him at their jobs, like Lisa Matlack, Tammy Bridges, Scotty Pemberton, and Dennis Thompson, without whom a quality development like Lakesides Coves would not be possible.

Q: What differentiates Lakeside Coves from other Tennessee lakeside communities?
A: We like to complete a community prior to marketing our lakefront homesites. Lakeside Coves is paved, privacy gates working, landscaped, some homesites and driveways cleared, and the clubhouse, gym and some walking trails are complete. Lakeside Coves is debt free so your value and investment are protected.
Q: Tell us about Lakeside Coves and its surrounding area.
A: Lakeside Coves has 46 lakefront homesites, all dockable and forested with big hardwood trees. Our private gated road winds through the forest to provide access and privacy. Our lakefront is a series of wide coves, all deep water, with gorgeous unrestricted, mostly undeveloped views. We are on River Road half way between 2 great marinas, Euchee and Blue Springs, both with all services and restaurants and lounges. The Ten Mile community we are on has a bank, Dollar General, gas station, 5 restaurants, good general grocery store and more. We are 13.5 miles from I-40, the Nashville/Knoxville corridor, in the foothills of the Great Smoky Mountains.
Q: What utilities are available?
A: Water and sewer are through Watts Bar Utility District, underground power by Volunteer Electric Company, T.V. Satellite service, Meigs County Fire Department and EMS has a location at the entrance to Lakeside Coves, fire hydrants and security by the Meigs County Sheriff’s Department. We have just signed a contract with AT&T who is installing single mode fiber optic (FTTH) that will give our residents speeds at 75 mbps for internet service, Uverse television and IP voice for phones. They hope to have it installed by Fall 2016.
Q: What about taxes and other fees?
A: Meigs County taxes are some of the lowest in the south, and Tennessee has no income tax. Our HOA fees are only $40 per month and we expect no increase in the foreseeable future.
